COMPREHENSIVE TENANT SCREENING
A comprehensive tenant screening is performed prior to tenant approval. Our guidelines include income verification of three times the monthly rent, good credit history, good previous rental history, and a criminal background check. See attached Rental Criteria for more specifics.
A property condition analysis report is performed approximately 6-7 months into the lease. During this analysis, photos of the current condition of the property are taken and kept on file for your request. At that time, any necessary repairs will be noted and you will be contacted.

only uses approved vendors that must meet our high standards for any repairs that need to be made.
One shot leasing fee
is 100% of the first month’s rent. Our services include: advertising the property for lease, showing the property to prospective tenants, processing the application for approval requirement, writing the lease and collecting all the money before move-in. We then turn over the tenant to the owner to manage.
Property Management fee
is 50% of the first month’s rent with the same services as stated above. We will then collect all rent checks on the first of each month. We email a statement and electronically deposit rent on the 10th of each month to the Landlord. We will handle all repairs/calls for the property up to $300.00 unless other arrangements are made. Otherwise, if a repair will be more than this amount we will contact the owner to discuss a plan. We will then handle the repairs for the owner and make sure all the work is completed. The fee for this service is 10% of the monthly rent. Ex. Rent is $1600.00 a month. Leasing Fee would be $800.00 and monthly $160.00. All lease renewals will be drawn up to extend the lease at a reduced fee of $25% of the monthly rent.
TRACKING OF EXPENSES
We provide a year- end statement with all rents & expenses itemized for the year. We issue IRS 1099’s for all vendors that have done work at your property for the year.
