We believe that the best way to manage your investment property is by keeping it in a clean and updated condition. The Boerne rental market is high demand, high quality and therefore requires properties to stay in mint condition. This generates higher rents, faster leasing time and quality tenants. We are available! We pride ourselves on one-on-one personalized service with our owners and tenants. The two types of service we provide are:

Property Management: As your property managers, we will take care of your property as it was our own asset.

Advertising: Your property will be advertised through a variety of venues.

Showing:We show to prospective tenants and receive all phone calls regarding questions about the property.

Process Applications:Which includes extensive tenant screening. Our guidelines include income verification of three times the monthly rent, good credit history, good previous rental history, and a criminal background check.

Prepare Leases & Collect Monies:We will write all leases and collect all monies before move-in (security deposit, pet deposit, first month’s rent). We collect all rent checks on the first of the month, email statements and electronically deposit rent on the 10th of each month to the Landlord.

Repairs:Expenses are minimalized for owners through our long-term relationships with contractors. We handle all repairs/calls for the property up to $300.00 unless other arrangements are made. If a repair is more than $300.00 we will contact, you to discuss price and plans before moving forward. We will oversee repairs and make sure all work is completed correctly.

Property Analysis:Property analyses are done 6-7 months into a lease. During this analysis, photos of the current condition of the property are taken and kept on file for your request. At that time any necessary repairs will be noted, and you will be contacted.

Tracking of Expenses:We provide a year-end statement with all rents and expenses itemized for the year. We issue IRS 1099’s for all contractors that have done work at your property for the year.

Rent Assessment:We stay current with market rent values and provide owners with an analysis of this information.

Evictions:We handle all necessary evictions when a tenant does not pay or makes violations to the lease.

Make Ready:We make sure that all vacant units are cleaned and maintained before going on the market.
