“Know before you owe”
October 3 brings new regulations if you are financing a home purchase. New forms are designed to educate and protect the borrower from unforeseen changes or surprises at the closing table. The most important part is a 3 day review period if lending details change. Although realtors, lenders and title companies are prepared for this change to the industry, we all feel that it will take some time for everyone to adjust to the new procedures and typical time from contract to close will probably be longer, at least initially.
“Proposition 1 “
November 3 is election day and there is a very important proposition on the ballot.
Proposition 1 will:
Provide immediate property tax relief to ALL Texas Homeowners
• Increase homestead exemption from $15,000 to $25,000 (66%)
• Approximately $130/year
Ensure seniors and disabled Texans get the full benefit of the new exemption
• The way the constitution is written, we have to “unfreeze” the current exemptions so we can increase it (to the new amount) ... then we freeze it again at the higher exemption (this means lower taxes for seniors and disabled Texans)
Prevent local governments and other taxing jurisdictions from repealing or reducing their own homestead exemptions
• Thereby “undoing” what the state is attempting to accomplish
Establish a ban on the concept of taxing real estate transactions.
• Removes a barrier to homeownership
• Keeps homeownership affordable
• Avoids double-‐taxation on property
